- 40 x 60cm foundations;
- Base composed of 2 rows of concrete blocks and 1 row below ground level;
- Hollow block flooring, 12cm reinforced concrete slabs on stone sub-base for the garage;
- External walls in 20cm heavy clay brick with stiffeners and wall ties (2.85 metre masonry levelling course);
- Timber frame truss system, 2, 4 or multiple-sided roof;
- 30 cm eaves, fascia board and soffit;
- heavy clay tiles (ridge tile set in mortar) + ‘curved’ verge tiles;
- Gutters and downpipes in lacquered aluminium;
- Spray rendered, non-smooth rendering;
- Traditional PVC window and door fittings with straight lintels; 4/16/4 low emissivity double glazing;
- Wooden board and batten ‘Z’ style swing shutters (28cm thick) aluminium rolling shutters with insulation against heat loss, automatic locking, manually-operated, housed in a rolling shutter box;
- Wooden front door;
- Straight anti-intruder window gratings;
- Metal up and over garage door;
- Moulded, pre-painted interior doors with champagne coloured handle;
- Calibel dry lining, 80mm glass wool (fiberglass)+ 10mm plasterboard;
- 72mm Placostyl with PAR 45mm glass wool internal partition walls, insulated partition wall and moisture resistant board for the bathroom;
- Ceiling in BA 13 plasterboard;
- Attic space insulation using blown-in glass wool (fibreglass) to a depth of 27.5cm (R-value – 6)
Electricity and electrical heating systems up to standard RT 2005, high efficiency, electronically commutated motor-driven extraction system (or similar system), superior quality heated towel rail in bathroom;
- 300 litre hot water tank;
- Standard white bathroom suite;
- Top quality, high abrasion resistance stoneware tiles in all habitable rooms (except for bedrooms, where a smooth concrete screed is installed), using the parallel installation method;
- 12m² of earthenware tiling.
